This standard operating procedure is published under New York Real Property Law §442-h and 19 NYCRR 175.28. It describes the prerequisites we ask of prospective homebuyers before we provide real estate services.

Identification

We require prospective homebuyers to show identification before we show a property or provide services. Any identification we are shown is used only to confirm who you are; we do not retain a copy unless you ask us to.

Exclusive broker agreement

We do not require prospective homebuyers to sign an exclusive broker agreement before we provide services.

Mortgage pre-approval

We do not require prospective homebuyers to obtain a mortgage pre-approval before we show homes.

Fair housing

These procedures are applied consistently to every prospective homebuyer. We do not discriminate on the basis of race, creed, color, national origin, sexual orientation, gender identity or expression, military status, sex, age, disability, marital status, lawful source of income, familial status, or any other characteristic protected by federal, state, or local law.

Nothing in this procedure is a requirement imposed by New York State. These are our own practices, published so you know what to expect before you contact us.
